We diagnose the actual water source before we quote anything — no guessing, no upsell, just a plan sized to your basement.
Basement waterproofing mistakes usually come down to one thing: fixing the symptom instead of the source. A contractor who paints over a wet wall without checking cove joint condition or exterior grading is setting you up for the same call again in a year or two.
We're bonded and insured for both residential and light commercial basement work across Albion, IN.
Most inspection requests get a same-day or next-day appointment, not a two-week wait.
No hourly billing and no change orders once your basement floor is already open.
Thermal imaging helps us confirm whether a stain is active moisture or an old, already-fixed leak.
We scope every Basement Waterproofing job in person before quoting it, since two properties with the same symptom rarely need the same fix.
The core fix for most Albion, IN basements: a perimeter drain cut into the slab edge, tied to a sump basin, that intercepts water before it reaches the floor.
Battery backup is available for any sump system, so a power outage during a storm doesn't undo the whole fix.
The cove joint where the floor meets the foundation wall is one of the most common Albion, IN leak points, and we seal it as part of every interior system.
We install membrane on masonry walls before any insulation or framing goes up, so moisture never gets a chance to reach finished materials.
Poor window well drainage is one of the most overlooked Albion, IN basement leak sources, and it's often the cheapest fix on the list.
A quick phone conversation lets us bring the right equipment on the first visit instead of a second trip.
We also check exterior grading and downspouts, since a lot of basement leaks start outside, not inside.
We explain the reasoning behind the recommended system so you know exactly what you're paying for and why.
Most residential basement jobs finish in one to three days, and we test the sump pump under load before we leave.
"We'd patched a basement crack twice ourselves before calling. The interior drain tile system actually fixed it instead of just hiding it again."
— Albion Homeowner
"Water came in around our window well every time it rained hard. They regraded it and added a drain line — problem solved."
— Albion Customer

Cost depends on linear footage, sump basin size, and whether cove joint sealing is included — we won't give a number without an in-person inspection.
Yes — interior drain tile requires cutting a channel along the slab edge, which we patch with concrete once the system is installed.
Larger basements or those needing extensive crack repair can take a bit longer — we'll give you a realistic timeline in the written quote.
Not always — an isolated, non-leaking crack can sometimes be handled with injection alone.
Coverage depends on your policy and the cause of the water intrusion — we can document conditions for a claim, but approval is up to your insurer.
Yes, every interior drain tile and sump installation comes with a written warranty, explained in full before you approve the quote.
If your Albion address falls just outside our standard coverage zone, call anyway — we often still make the trip for basement emergencies.
